Smart Utility Management · SIMFY EXIM

Electricity. Water. Gas. One connected platform.

We specify, source and coordinate metering, consumption monitoring, automated billing and gas detection for residential, commercial and institutional developments — hardware, communications and software evaluated together, against your building.

What we do, stated plainly.

SIMFY EXIM is a sourcing and coordination partner, not a manufacturer. We do not make meters, we do not write platform software, and we do not hold certifications for either. What we do is define the requirement with you, evaluate hardware and platform options across multiple manufacturers and supply markets, structure the commercial route, and coordinate documentation, supply and deployment as one accountable counterparty.

Every capability on this page is described as what we will specify and source for your project — subject to technical compatibility assessment, selected hardware and platform architecture, and applicable local regulations. Where something depends on a decision not yet made, we say so rather than implying it is already solved.

01 — Scope of supply

Four services. One coordinated system.

Utility services are colour-coded on every set of building services drawings for a reason — they behave differently, they are billed differently, and gas safety is not a metering function at all. We keep them distinct here for the same reason.

Electricity

Smart electricity metering

Unit-level, tenant-wise and common-area consumption, read automatically and billed without a meter reader walking the building.

  • Apartment and tenant-wise metering
  • Common-area and EV-charging metering
  • Automated meter reading
  • Prepaid or postpaid billing
  • Tariff configuration and recharge
  • Low-balance alerts
  • Consumption analytics and meter health
  • Remote connect / disconnect where the selected meter supports it
Water

Smart water metering

Apartment-wise water consumption, measured and charged to the unit that used it — the single most effective way to reduce total site consumption.

  • Apartment and tenant-wise metering
  • Automated meter reading
  • Daily, monthly and historical usage
  • Water billing and unit-wise comparison
  • High and abnormal usage alerts
  • Common-area and inlet monitoring
  • Consumption analytics and reporting
Gas

Smart gas metering

Unit-level piped gas consumption with automated reading and billing, configured to the tariff and regulatory regime of the supply.

  • Unit-level consumption measurement
  • Automated meter reading
  • Consumption history and resident statements
  • Postpaid billing and tariff management
  • Abnormal usage monitoring
  • Central reporting
  • Prepaid gas where technically and legally permitted
Safety — not metering

Gas detection

A gas meter measures consumption. It does not detect a leak. Detection is a separate life-safety system with its own hardware, its own design discipline and its own code requirements.

  • LPG, PNG, methane and combustible gas detection
  • Local audible and visual alarms
  • Zone identification and event history
  • Central monitoring and facility alerts
  • Sensor fault alerts
  • Detector selection by gas type, density and environment
  • Shut-off valve and BMS integration subject to specialist safety design
02 — System architecture

From the meter on the wall to the bill in the app.

The same shape applies whether a development has 40 units or 4,000. What changes is the hardware selected at the bottom layer and the integrations required at the top — which is what a project assessment establishes.

On gas safety, specifically.

Gas detection runs on its own path — detector to alarm controller to local alarm and central monitoring — because a life-safety function must not depend on a billing platform being available. Automatic gas isolation requires compatible safety valves, specialist safety design, and compliance with the applicable local regulations and project fire and life-safety requirements. We source detectors and coordinate integration. We do not carry out safety-system design, and we do not represent this as a substitute for statutory emergency procedures or a certified gas-safety contractor.

03 — The platform

One view for the operator. One view for the resident.

Two audiences, two very different needs. A facility manager needs exceptions, collections and device health. A resident needs to know what they used and what they owe.

My Utilities

Usage and balance for electricity, water and gas. Recharge and payment history. Statements, consumption history and monthly spend. Configured safety notifications where gas detection is installed.

Billing & payments

Reading to receipt

Automated readings, tariff application, bill generation, prepaid balance management, recharge, payment records, outstanding tracking and collection reports. Billing architecture is configured to project and platform requirements — including whether services are billed separately or consolidated.

Operations

Exceptions, not spreadsheets

Device health, offline meters, abnormal consumption, high-use units, sensor faults and alarm events surfaced as exceptions — so the facility team works a short list rather than reconciling readings.

04 — Existing buildings

Already have meters on the wall?

Most retrofit conversations begin with equipment already installed. Some of it can be integrated and some of it cannot — and the only honest way to find out is to test it. We do not guarantee compatibility before a technical evaluation.

01

Review

Datasheets, meter models, protocols, gateways, detectors, valves, BMS and any existing billing software.

02

Assess

Technical compatibility of each device class against the proposed platform and communication design.

03

Test

Sample devices tested for reliable read, where the assessment leaves the question open.

04

Pilot

One block or one riser validated end to end — communication, platform, billing and alerts.

05

Deploy

Scale across the development only after the pilot has been signed off.

05 — Where this applies

Any development where someone pays for what they use.

Residential

Communities & gated developments

Unit-wise electricity and water billing without meter readers, and consumption visibility that reduces disputes with the association.

Mixed use

Mixed-use developments

Retail, office and residential on one site with different tariffs, different billing cycles and one operator.

Commercial

Commercial buildings

Tenant-wise metering and recovery, common-area allocation and landlord reporting.

Hospitality

Hotels

Back-of-house and kitchen consumption, gas usage monitoring and detection in commercial kitchen areas.

Institutional

Hospitals & campuses

Block-wise and department-wise consumption accounting across large distributed estates.

Industrial

Industrial & staff accommodation

Facility and accommodation-block consumption, prepaid management and gas detection where applicable.

06 — Deployment models

Engage at the level the project needs.

Not every development needs the full system on day one. These are the five ways projects typically engage, from a meter supply enquiry through to an integrated utility and safety deployment.

01

Meter supply

Smart electricity, water or gas meters sourced to specification, supplied to site.

02

Supply + installation

Meters with installation coordination and commissioning support.

03

Complete metering system

Meters, communication network, gateways and software as one working system.

04

Smart utility platform

Electricity, water and gas with billing, payments, monitoring, admin dashboard and resident app.

05

Integrated utility & gas safety

The full platform with gas detection, alarm monitoring and zone alerting — with safety design and valve integration carried out by appropriately qualified specialists under applicable local codes.

07 — Why SIMFY EXIM

We come at this from the building side.

SIMFY EXIM is the sourcing and export arm of Simfy Group — which also builds residential turnkey projects, delivers commercial interiors, executes infrastructure work and supplies doors and building products. Utility metering is not an unfamiliar product category to us. It is equipment that goes into buildings we understand how to build.

Vendor-neutral

We are not a single manufacturer's channel

Hardware is selected against the project — meter type, protocol, environment and commercial constraint — rather than against a distribution agreement we need to fill.

Hardware + software

Evaluated together, not separately

Meters, communications, gateway and platform are specified as one system. Most retrofit failures happen at the seams between them.

Multi-market

Sourced across supply markets

The same country-agnostic sourcing discipline applied across our other categories — India, China, Turkey, Europe and elsewhere, selected per requirement.

Retrofit-first

Existing infrastructure assessed, not replaced by default

Where installed equipment can be integrated, integrating it is cheaper than ripping it out. Where it cannot, we will tell you before you order.

Project-based

Architecture designed around the site

Riser layout, unit count, distances, construction type and access all change the communication design. It is decided from drawings, not from a catalogue.

Group capability

Construction and interiors execution in the group

Simfy Homes, Simfy Re'live, Simfy Infra and Simfy Doors operate across the built environment — installation coordination is familiar territory.
